Kirkland, Washington

City of Kirkland is one of the Seattle's eastside suburb cities, located east of Lake Washington, north of Bellevue, northwest of Redmond, south of Kenmore, Bothell and Woodinville. Interstate 405 connects its residents south to Renton and north to Lynnwood, and SR 520 makes 12 mi distance a short commute to Seattle.

Kirkland is a city in King County, Washington, United States. A suburb east of Seattle, its population was 92,866 in a 2022census estimate, which made it the sixth largest city in the county and the twelfth largest in the state.

Kirkland offers the conveniences of a big city with the personal feel of a small town. According to Money Magazine, in 2014 Kirkland ranked 5th best place to live in U.S.

Kirkland possesses an extraordinary park system. Years ago, City officials had the foresight to plan parks alongside Lake Washington so the public could enjoy the expansive waterfront. Now parks make up 25 percent of the City's total square miles along the lake. More recently, the City purchased the section of the Eastside Rail Corridor that traverses Kirkland. The 5.75 mile Cross Kirkland Corridor has a crushed gravel trail perfect for exploring the City by bike or foot.

Median age for Kirkland's residents is 38 years. They earn slightly more than King County residents in total, $51,970 per capita, and $95,939 median household income (with zip code 98033 being a bit wealthiest with $113,540 median household income).Here the poverty is half below the King county's line and shows the number of 6.8%. Kirkland's residents travel to work 27 minutes to work and they mostly drive alone.

 

There are 35,511 households in Kirkland, with 2.4 persons per household.62% of population is married. There are 37,291 household units with 95% of occupancy rate and 64% owner occupied. Of those home owner occupied units, median home value is $469,000. About 18% of population moved since last year; 82% residents stayed in the same house as a year ago, migration from the same county were 11%, 2% from the different county, 3% from different state, and 1% from abroad.

Housing market in Kirkland is hot, implying very high prices, short days on the market and very few inventory (homes for sale). Median price in the end of 2022 was $1,150,250, which was 10% increase in price. Residential type of properties (single-family units) saw an increase in sales price of 8% resulting in median home price of $1,460,000. Condominiums were much of a sought after, ending the 2022 year with median price $580,000. Smaller homes were rare find. There were a lot of new homes with great square footage and price (starting from high $800,000s) and very modest lot sizes. Totem lake mall got new life with some new merchants that came into the area, like Nordstrom Rack and Whole Foods Market.
